Design Process

EVERY CUSTOM HOME IS UNIQUE to the building site, and the personality of the owner, However there are some basic similarities in how the design process will work:

Programming Phase and Site Analysis

• Meet with the Owners to confirm project scope and budget goals.
• Develop program of spatial needs and requirements
• Develop from the program a schedule of spaces with descriptions of floor areas and adjacency requirements.
• Analyze the building site for it’s outstanding or limiting features and its accommodation to the County’s zoning codes.
• For Oceanfront properties, consultation with Surveyors and Civil engineers may be required.

Schematic Design Phase

• Develop schematic plans based on approved program.
• For Oceanfront properties, addition approvals must be secured from the County and State for the proposed development
• Review building code requirements
• Review schematic plans with Owners

Design Development Phase

• Prepare Design Development drawings based on the approved schematic documents and project budgets
• Issue progress prints for Owner’s review.
• Obtain Owners approval of the Design Development documents and confirm Start of Construction Documents

Construction Document Phase

• Based on the approved Design Development documents, prepare Construction Documents, including final drawings, technical specifications, and contract documents.
• Review final plans with Owners.
